Costly But Avoidable Commercial HVAC Repairs

Duct and Vent Repair

The duct system, which includes the vents and registers, is the most-used part of any building’s HVAC system. Without regular cleaning, dust, fibers and other particles may get trapped in unseen areas, resulting in poor air quality (and reduced cooling or heating) that may drive tenants away. In addition to lost revenue, duct and vent repair can be costly, as the entire building’s HVAC system will likely require the same, not just one particular floor or room. Fortunately, such large-scale repairs are preventable with regular maintenance conducted by certified commercial HVAC technicians.

Chilled Water System Repairs

A cooling tower is a system that pulls and expels heat from a building, typically installed on the roof. It can be as small as a cabinet or as big as an actual tower, the most common example of which is the cooling towers used in power plants. A chilled water system is part of a cooling tower that utilizes chilled water to cool the condenser. Complex systems like cooling towers have higher maintenance requirements than swamp coolers, and should be left to licensed commercial HVAC technicians.

Boiler Repair

Commercial boilers operate on the same principle as their residential counterparts, but on a larger scale. Water from the boilers is used to supply heat to every floor in the building through radiators. Since heating systems are only used during heating seasons, boiler maintenance is often overlooked. Unlike heat pumps or furnaces, boilers cycle water through their systems, which means there’s the risk of leaks and mineral deposits or “scales” that could cause increased pressure in the pipes.

Damage caused by increased pressure can result in costly repairs, but making sure that the system is inspected on a regular basis, as well as maintained before being used for the season, can help prevent such problems from occurring.
