Your HVAC Maintenance Checklist

Know the Service Life of Your HVAC System

The lifespan of an HVAC system is determined by a number of things. The first consideration is the quality of the installation. Calculating your home’s load, sizing the HVAC unit and evaluating your ductwork for sizing, repairs or replacement are all part of installing an HVAC system. The manufacturing quality of any HVAC device is the second thing to consider when predicting service life. Spring and Summer Maintenance

Spring and summer are the usual times when most homeowners do home improvement projects, and you can also include HVAC maintenance. Here are some tips for making  your checklist for these seasons:

  • Hire an HVAC professional to inspect the air conditioner before the weather warms up in the spring. Connections, voltage, lines, fins, pans, coils, refrigerant levels, blower system components and more will be inspected by the specialist. Your AC repair expert will oil moving parts, clean dirty components and calibrate the blower, among other things.
  • Identify the larger of the two copper cables that lead to the AC condenser (it might have insulation covering it). If refrigerant levels are sufficient during the spring and summer, the line will feel cold or have condensation on it. If there’s no condensation on the line and it doesn’t feel chilly to the touch, contact a professional immediately. One of the most common causes of AC failure is low refrigerant levels. When you use the air conditioner, check the refrigerant lines once a month to keep your HVAC system healthy.
  • Don’t forget to turn off the water supply that’s connected to the furnace in the spring when you no longer need it.

Fall and Winter Maintenance

Fall and winter are off seasons for home improvement projects, but they are common months for HVAC services to be needed, especially during the winter. Before the colder seasons hit, follow these tips:

  • Hire an HVAC professional to do annual maintenance and inspections of your heating system in the fall. The specialist will examine the electrical connections and voltage, as well as the condensate drain, exhaust outlets, fuel lines, burners, heat exchangers and other components, during the examination. They’ll also lubricate moving parts and resolve any potential problems.
  • If you use natural gas or oil to heat your home, remember to check your carbon monoxide detector before cold weather arrives. Replace the batteries in your carbon monoxide detector, test it to make sure it’s working properly and replace it every five years.
  • As for your furnace, remember to replace the humidifier wick in the mechanism and turn on the connected water supply line in the fall. Always remember that air tends to get a lot drier during the cold winter months because there’s less moisture in the air.
